Abstract: The growing trend in developing countries suggests that urban areas will account for most of the population rather than the rural areas. At an urban growth rate of 6.65% a year, Nepal is one of the fastest urbanizing countries in South Asia. Around 4.2 billion populations live in urban area. Likewise after federal restricting, more than 60% people live sin urban cities. The capital city has been witnessing this huge rate of urbanization which has been taking its toll on the infrastructure and the environment of a city that is facing huge challenges. The urbanization and haphazard urban growth will occur gradual shift from agriculture to commercial zone with changing lifestyle of city dwellers, which create huge housing demand, infrastructure provision, social and emergency services. Of all the activities carried out in urban areas, housing activities cover the maximum land use. The private sectors are involving to grab the opportunities and are developing a numbers of housing and high-rise apartments in the Kathmandu valley. This thesis research is more focused on the services and management of present high-rise apartment in the Kathmandu Valley. The people of the apartment, their profession, income, socio-economic status, perception towards the apartment services and management etc. are studied. The common facilities like community hall, fitness center, and recreational services are the essential factors which constitutes and support the social environment in the high-rise apartment. In the same way, the management authority and developer contribute in supervision and management of basic cost (parking, services, insurance, and maintenance) and safety and security arrangement, which create the big impact on success on the user satisfaction and demand and development of the apartment in the urban city. The main aim is to study inside physical environment of the apartment to find the impact of high rise residential apartments, existing infrastructure and the impact of earthquake on apartment development. The condition of the city as in the present context apartments have been allowed to be built anywhere and everywhere without prior study of their immediate or long term effects on the urban environment. With the increasing apartment tower and unit, emergency facility and its management is also observed and try to find out its present scenario in apartments. A questionnaire survey with the apartment resident and management authority is done to find their perception regarding the services and safety and security for analysis.
